No nonsense, no sales pitch
That line is on our homepage because it is the actual brief every guide is held to. We are not trying to talk anyone into a bigger job than they need, and we are not building the numbers to look bigger or smaller than they are. Costs are shown as ranges, because real prices vary by tradesperson, region and the exact spec of the job, and a single figure would be a false precision we are not willing to publish.
How the figures are checked
Cost ranges are compiled from current UK supplier and tradesperson pricing, published industry sources and, where a figure is a fee or a legal cost rather than a market price, checked against primary official sources: GOV.UK, HM Land Registry, the Law Society and the equivalent regulator or body for the guide in question, not against other sites repeating the same second-hand numbers.
We are honest about the limits of that process too: tradesperson pricing changes, regions vary widely, and every job has details a general guide cannot see.
